HOA Meeting Minutes 11/2023
- Reviewed past meeting minutes (Working on updating the Bylaws, Common Grounds, and Community Fence)
- We have been working on updating the HOA Bylaws to make them current. We discussed wording changes but still in progress.
- Working with Townsend Apartments to fix the broken panel.
- Went over the Treasury Report. Please notify Joan if anyone would like a copy.
- Elected 2024 HOA Board:
Tangee Huger- President
Bryn Deremer- VP
Tracy Adams- Secretary
Joan Smithey- Treasurer
As a reminder:
- Everyone needs to be parking in driveways in order to not obstruct the roads for the neighbors and emergency vehicles. Also, in order to keep our neighborhood neat and well kept there is no parking on the grass. We will be sending out notices and fines for parking on the grass.
- Per our current Bylaws, Pitt Bulls are not allowed in our neighborhood.
- There are some areas where the grass is growing over the sidewalk and onto the road. If you need help edging the sidewalk please let us know and we can ask our lawn care company to give you a quote.
- Please make sure yard waste is taken to the front curb of your yard to be picked up by the city on Wednesdays.

- We are continuing to work on the HOA Bylaws, people shared ideas and we are checking on updates with our lawyer. HOA Meeting Minutes
Held at University Park Library
- Reviewed past meeting minutes (Yard of the Month goes from May 1-Sept 1, common area maintenance, hiring a management company).
- We have been working on getting quotes to freshen up the landscaping of the common area along the fence- weed control and a little more sod.
- Ft Caroline Hills Association I has talked with Tangee about merging with Ft Caroline Hills Association II (us) so we are starting the process of discussing the options and financial implications.
- We are planning on having another yard sale this spring the same weekend as some of the other neighborhoods in the area have them.

IMPORTANT REMINDERS
Keep your property maintained and free from overgrown weeds & bushes near the roadway
If you are renting, please provide the HOA a copy of your lease (this allows occupants and owners to stay updated)
Pick up after your pet to keep our neighborhood environmentally safe
NO PARKING on common grounds. The repair of sprinkler heads will be the homeowner’s responsibility
Cars need to park in the driveway and not be parked on the street or grass because it is obstructing traffic and destroying grass
Sheds must be hidden from view
behind a fence
No commercial vehicles (trucks or trailers) are allowed to be parked in the neighborhood
If you have trees cut down, you are responsible for making sure the street is cleaned. Please make sure leaves are not blown into the street as this backs up
the drainage!
